A Form 2 outdoor BMS panel on the roof in 12 working days
SSE Energy Solutions were refitting the third floor of Highgate Mental Health Hospital in London: new walls, heating, HVAC, electrical and controls throughout, with a new BMS tying into the trust's existing Trend network. The panel for it had to sit on the roof, and the only crane was coming down in three weeks.
- Customer
- SSE Energy Solutions
- Site
- Highgate Mental Health Hospital, London
- Panel
- Form 2 outdoor BMS panel
- Delivery
- 12 working days
- Constraint
- Crane removed after 3 weeks
The challenge
An outdoor BMS panel for a hospital roof, with the only crane on site due to be taken down in three weeks.
What we supplied
A Form 2 segregated, IP-rated double-door outdoor panel with the Trend controller, I/O and labelled terminals.
The result
Built in 12 working days against a 6 to 8 week norm, so it went up while the crane was still there.
The requirement
An outdoor BMS control panel for the roof of one of the main buildings at Highgate Mental Health Hospital, as part of a complete third-floor refit. SSE Energy Solutions were the BMS incumbent on site, nominated as preferred supplier by the contractors, and had to procure, install and commission a new BMS integrating with the trust's existing Trend network. The panel had to be outdoor rated, built to SSE's specification and documented for handover.
The constraints
- Access to the roof was severely limited and the only way up for a panel was a crane that was being dismantled in three weeks.
- Roof mounted, so a double-door, IP-rated outdoor enclosure, Form 2 segregated.
- The new BMS had to integrate with the trust's existing Trend LAN network.
- A live NHS hospital, with the trust told up front what could be achieved and by when.
- First panel for a new supply-chain customer: no room for a late drawing or a failed test.
What we built
A double-door, IP-rated outdoor enclosure, Form 2 segregated, built on our standard BMS platform with the Trend controller, I/O, interposing relays and labelled terminals. Designed, approved with SSE, built and routine tested in Stoke-on-Trent, then despatched with the wiring diagram and test certificate.
Delivery
12 working days from order to despatch, against the six to eight weeks SSE would normally allow for a panel build.
The outcome
The panel was on site and lifted onto the roof before the crane came down. Daniel Lake, Smart Buildings Project Manager at SSE Energy Solutions: "Normally we'd expect a 6 to 8 week lead time on a panel build. In this case it was done in 12 working days, which is a testament to G&G Controls and SSE working together." The full review of the job is on video on our knowledge hub.
